Whether you're looking for better cash flow, additional funds or a different mortgage structure, we'll look at the numbers and determine what makes sense.
Explore RefinancingA mortgage isn't just a rate.
Two mortgages with the same rate can have very different costs. Penalties. Prepayment privileges. Portability. Restrictions. Refinancing options. Lender policies. The differences aren't always obvious when you're choosing a mortgage - but they can become very important later.
That's why I don't start by asking, "What's the lowest rate?" I start by asking, "What's the right mortgage strategy for you?"
I don't sell interest rates. I build mortgage strategies.
More lenders. More options. One person helping you make sense of them.
Instead of being limited to the products available from one financial institution, I can compare mortgage options from a wide range of Canada's leading banks, credit unions and mortgage lenders.
But access to more options isn't the real advantage. Knowing how to compare them is.
Your bank knows its mortgages. I know the market.
When you speak with your bank, they can help you choose from the mortgage products available through their institution. My role is different. I can look across a wide range of lenders, compare the options available to you and help you understand the differences before you make a decision.
Sometimes that means changing lenders. Sometimes the mortgage you already have is the right place to stay. The objective isn't to move your mortgage. It's to make sure you're making the right decision.
I've been doing this since 2004. But my job has changed.
When I started in the mortgage business, many of my clients were buying their first homes. More than two decades later, the questions are different.
- Should I break my mortgage?
- Should I pay down debt or invest?
- Could my home equity be put to better use?
- Should I buy another property?
- How do I improve my monthly cash flow?
- How should my mortgage fit into retirement?
I've grown alongside many of the people I work with. And my own experience as a business owner and real estate investor has changed the way I look at mortgages too. I don't see a mortgage as an isolated transaction. I see it as one part of your overall financial strategy.

Mark has handled two mortgages for us over the past decade and always looks at the bigger picture, not just the rate. He explained our options clearly and never pushed us toward a decision that wasn't right for us.D. P., St. John's
We used our home equity to consolidate some higher-interest debt and Mark walked us through exactly what it would cost and what we'd save before we committed to anything. It made a real difference to our monthly budget.C. M., St. John's
I called Mark thinking I needed to refinance. He ran the numbers and told me it didn't make sense yet, and explained why. That kind of honesty is rare, and I trust his advice completely.R. T., St. John's
